How do I book a room?
In order to secure a room you are required to complete our application form. Once your application is approved you will then be asked to pay a holding deposit equivalent to 4 weeks rental of your first room preference. Once the holding deposit has been received in full, a room will be reserved in anticipation for your upcoming arrival.
Do I have to be studying to live at the Student Village?
Yes, to reside at the Student Village you need to be enrolled or an affiliate of either USQ, TAFE or another approved education provider. You will be asked to supply documentation that confirms your current study or employment status prior to your arrival.
What forms/agreement do I need to sign in order to stay at the Student Village?
As the Student Village operates under the Residential Tenancy Authority Rooming Accommodation Act, upon your arrival to the Student Village you are required to complete two Residential Tenancies Authority forms. This being a Form 2 – Bond Lodgement and a Form R18 – Rooming Accommodation Agreement.
What is a bond?
A bond is held by the Residential Tenancies Authority, not the landlord and is a legal requirement as per the Residential Tenancies Authority. A rental bond is money paid by a tenant at the start of their Rooming Accommodation Agreement. It is used as financial protection for a landlord in case of breaches of the terms of the Rooming Accommodation Agreement. It is paid in addition to rent and refunded at the end of the Rooming Accommodation Agreement, provided there are no arrears owing to your landlord on departure.
What is a Rooming Accommodation Agreement?
A Rooming Accommodation Agreement is a legally binding contract between the tenant (you) and the property manager/owner (Student Village) which outlines the rights and responsibilities of the tenant and property manager/owner. It includes standards terms (like rent, how it is to be paid and when it is to be paid) and any special terms relevant to the accommodation. Both parties, yourself and the Student Village, are required to sign the Rooming Accommodation Agreement and retain a coPY.
How long can I stay?
As long as you are studying you are welcome to reside at the Student Village for the duration of your study.
Is there a set date that I need to start my tenancy or can I nominate the date I will arrive?
There is no set date that you are required to arrive at the Student Village, however we do request that you advise of your anticipated arrival date and time at least one week prior to arrival.
Can I view an example of a room?
You are welcome to attend the Student Village where one of our friendly staff members would be happy to show you an example of our rooms.
Can I choose who I live with?
You are welcome to advise the names of any friends you wish to be accommodated with when applying for a single room, however due to the occupancy rate at the time of application we are unable to guarantee that you will accommodated together. The Student Village will endeavour to make every effort to place you in the same unit as your friends. However if you would like to guarantee that you are able to live in the same unit as your friends you are welcome to apply for a full unit rental. Special rates do apply, please enquire here:
Do you have rooms for couples or shared rooms?
The Student Village have 2 styles of rooms available for couples. Our double room contains a double bed and our twin room contains 2 single beds.
What’s included in my rent?
All utilities (Gas, water and electricity) are included in the rent for single rooms. A full unit rental does not include utilities, which are charged as per the unit usage on a monthly basis.
How do I pay my rent?
Our preferred method of payment is Webpay via our website. Your payment password is available upon your arrival to the Student Village. Credit Card (VISA, MasterCard), Internet Banking or Direct Deposit into our bank account are also accepted methods of payment.
Does the Student Village offer short term accommodation?
Yes we do offer short term accommodation for students who are attending Residential School, a short course or a clinical placement. Please enquire here to clarify if you are eligible.
What happens if I need to cancel my booking?
Should the Student Village be full on receipt of your application, your holding deposit will be returned to you in full. However, if the Student Village isn’t full and you decide to cancel your accommodation with us once we have held a room for you in good faith prior to your arrival, a cancellation fee from $100.00 may apply.
Where is the Student Village located?
The Student Village is located at 537-561 West St, Toowoomba. The closest major international airport is Brisbane International Airport.
How do I get to the USQ from the Student Village?
The Student Village have a gate within the complex for direct access to USQ.
Is the unit fully furnished?
The unit has a fully equipped kitchen which includes basic crockery and cutlery, cooking utensils, a fridge/freezer, microwave and oven. There is a dining setting, heater, lounges and T.V. in the common area with the bedrooms having a bed base and mattress, study desk and chair, bookshelf and inbuilt wardrobe. The Student Village also supply cleaning equipment with ironing facilities available in each unit.
What do I need to bring?
You will need to bring your own towels, blankets/doonas, sheets, mattress protector (suitable for a single bed) and pillows, toiletries plus all your personal clothing and food. Other items you may need include coat hangers, cleaning products and washing powder.
What am I not allowed to bring?
The Student Village do not allow skateboards/rollerblades/roller-skates/scooters, firearms/fireworks/BBQ/portable gas cookers, candles/incense in any room, personal heaters or air conditioning/reverse cycle units in any unit.
Is there an onsite laundry?
A Laundromat is centrally located within the Student Village and conveniently open 24 hours with washing machines and dryers from $3.00 per use. Clothes lines are available adjacent to the Laundromat and scattered throughout the complex within easy reach of the units.
What internet options are available?
Each room at the Student Village is able to have its own internet connection and is NBN ready. The Student Village do not supply the internet, therefore you will need to contact the internet provider of your choice to obtain a connection. We also recommend the use of USB wireless internet as you are able to take it with you when you depart.
Can I have visitors in my unit?
The Student Village allows visitors in the common areas of a unit between 8am and 10pm providing they do not interfere with the peace, comfort and privacy of other tenants within your unit and/or neighbouring units.
Can I smoke at the Student Village?
Smoking inside units is strictly prohibited as it is a serious fire hazard with a zero tolerance. You may smoke outside the units in the courtyard areas or outside on the balconies as long as the doors/windows are closed behind you to prevent smoke entering the unit.
Do you allow pets at the Student Village?
Pets of any kind are not permitted in the Student Village for health and safety reasons. Pets include, but are not limited to, dogs, cats, birds, fish and turtles.
Is there public transport close to the Student Village?
There is a bus stop located directly out the front of the Student Village with regular bus services to various locations throughout Toowoomba.
Is there parking at the Student Village?
Yes there is parking available at the Student Village. Each unit has a single lock-up garage which is shared amongst all tenants. There is also ample off-street parking available throughout the complex for approved tenant cars only. Visitors must park in the carpark at the entry of the complex.
Who is responsible for cleaning my room/unit?
Tenants are responsible for cleaning their room and unit, however the Student Village provides a complimentary clean of the common areas of each unit (generally fortnightly with the exception of Public Holidays and over the Christmas/New Year break).
Is there after hours security at the Student Village?
The Student Village have security available 24 hours a day, 7 days a week for emergencies and breaches of security. A local security firm is contracted to do regular patrols within the grounds of the Student Village and assist with the safety and security of residents after office hours.
What happens if I break something?
The Student Village will attend to repairs and replacements from fair wear and tear. Otherwise, the tenant/s involved shall be responsible for the cost of the repair or replacement. Please refer to the House Rules for further clarification.
